What it means for you

  • Renters: expect renewal offers to reflect a market that has risen about 4% in a year. Zillow’s index tracks asking rents for new listings, so a renewal at the same unit may differ.
  • Buyers: prices have been flat for more than two years, which gives more room to negotiate than in 2021 or 2022.
  • Owners: your home has held its value but has not gained. Your property tax bill uses the county’s assessed value, not Zillow’s; see our property taxes page.

How to read these numbers

Both Zillow indexes are smoothed and seasonally adjusted. The rent index covers asking rents for the middle of the market. The home value index is a modeled value for homes in the middle third of the market, not a median sale price. Zillow revises past months as new data arrives.
