The 2026 bill uses 2025 values
Guilford County mailed reappraisal notices in February 2026 with new market values for every parcel. Then the state stepped in. Senate Bill 889 put a one-year moratorium on the 2026 reappraisal, according to the county’s moratorium information hub.
What that means for you:
- Your 2026 bill is based on your 2025 value, not the value on the February notice.
- The 2026 reappraisal values will be used for the 2027 bill.
The 2026 rates
Rates are set per $100 of assessed value, according to the county’s 2026-2027 rate table:
| Taxing unit | Rate per $100 |
|---|---|
| Guilford County | $0.7895 |
| City of High Point | $0.7349 |
| High Point total (Guilford County part) | $1.5244 |
On a home valued at $212,400 for tax purposes, the city’s median home value in the Census Bureau’s 2023 American Community Survey, $1.5244 per $100 works out to about $3,238 for the year before any exclusion.
High Point spills into Davidson, Forsyth and Randolph counties. The county’s rate table lists the same $0.7349 city rate for the Forsyth and Randolph parts of the city; owners there pay that county’s rate instead of Guilford’s. High Point also charges a $30 fee on each motor vehicle, which is neither discounted nor penalized.
How the rate has moved
The county rate was $0.7305 every year from 2018 through 2025 and is $0.7895 for 2026. The High Point city rate was $0.6475 in most of those years, dipped to $0.6175 in 2022 and 2023, and is $0.7349 for 2026, according to the county’s rate history (PDF). Because 2026 bills use 2025 values, the higher rates apply to the same values as last year.
Due dates
From the county’s Aug. 6, 2026, announcement:
- 2026 bills were posted online first and mailed the week of Aug. 10.
- Payments made before Sept. 1 earned a discount: 1% on the county portion and 0.5% on the High Point portion, under the county’s rate notes.
- Bills unpaid after Tuesday, Jan. 5, 2027, are delinquent and start to collect interest.
Ways to pay: online or by phone at 336-203-7795 through the county’s Payit portal (a 1.85% processing fee plus $2 applies); by mail to Guilford County Tax Department, P.O. Box 70939, Charlotte, NC 28272-0939; or in person or at the drop box at 325 E. Russell Ave. in High Point or 400 W. Market St. in Greensboro. The county says it will never call you for payment unless your bill is delinquent, and it does not take gift cards.
How to appeal
From the county’s real property listing and appeals page:
- Tax year 2026: under Senate Bill 889, appeals may be filed through Dec. 31, 2026, on the 2026 BER appeal form (PDF).
- Tax year 2027: appeals may be filed through May 17, 2027. The online portal opens Jan. 1, 2027; to file earlier, email taxreval@guilfordcountync.gov and the county will mail a form.
- If you already appealed your 2026 reappraisal value, that appeal stays active and is now heard for tax year 2027. You do not need to file again.
Appeals go to the Board of Equalization and Review. Before you file, check your parcel’s details with the county’s Parcel Verify tool and compare sales with the Property Sale Review tool. Mailed appeals postmarked after May 17 will not be accepted, so ask a post office clerk to hand-cancel the envelope if you mail close to the deadline.
Tax relief for seniors, people with disabilities and veterans
From the county’s property tax relief page. All three programs cover only the owner’s primary residence, and the deadline to apply is June 1 each year.
- Elderly or disabled exclusion: homeowners 65 or older, or 100% totally and permanently disabled, with 2025 income up to $38,800, can exclude $25,000 or 50% of the home’s value, whichever is greater. Apply once.
- Circuit breaker deferment: for qualifying owners with income up to $58,200. Taxes are capped at 4% or 5% of income; the rest is deferred and can come due later. Every owner must apply and qualify.
- Disabled veterans: veterans with a 100% total and permanent service-connected disability, or their unmarried surviving spouse, can exclude $45,000 of value regardless of income.
What this means for you
- Your 2026 bill uses your 2025 value at higher rates. Pay by Jan. 5, 2027.
- Missed the spring appeal window? You can still appeal tax year 2026 through Dec. 31.
- Your February 2026 notice value arrives on the 2027 bill.
