Northwest High Point is the area the city’s Northwest Area Plan, adopted Jan. 18, 2011, covers: about 10,260 acres in Guilford and Forsyth counties, “generally west and northwest of Kendale, Sandy Ridge and Skeet Club roads and south of I-40,” where High Point, Kernersville and Greensboro are growing together. The plan was written with the FedEx air cargo hub at the airport and a sewer line toward Kernersville in mind. OpenStreetMap marks Sandy Ridge as a place here. The city’s High Point 2045 plan names neighborhood centers at Sandy Ridge and Clinard Farms roads, Clinard Farms and Barrow roads and Skeet Club Road and Johnson Street, where new townhomes have gone up. Most addresses are in ZIP code 27265; many have Colfax mailing addresses.

Where it is

This guide covers the Guilford County side of the plan area inside the city, along Sandy Ridge, Clinard Farms, Barrow, Skeet Club and Johnson roads and streets south of I-40, including the Southwest Guilford school campus. Oak Hollow and the Palladium area are to the east and Oakview to the south.

City or county? The city line is irregular out here. Of 5,286 Guilford County address points in the area we studied, 4,267 are inside High Point and 1,019 are in unincorporated Guilford County. Among the city’s, 70% carry ZIP code 27265 and 29% Colfax’s 27235. Check a parcel in Guilford County’s real estate search. Homes on the Forsyth County side are not in these counts.

Schools

The area is in Guilford County Schools. We placed the city’s 4,267 address points on the district’s 2026-27 attendance-zone map, the one behind its School Assignment Locator:

• Middle and high: 75% Southwest Guilford Middle and High; 20%, on the south side, Ferndale Middle and High Point Central High; 5% Welborn Middle and T. Wingate Andrews High.
• Elementary: 59% Southwest Elementary, 21% Colfax Elementary and 20% Shadybrook Elementary.
• The 5% zoned for Welborn and Andrews is in the district’s High Point choice zone, where rising sixth and ninth graders can pick the Southwest Guilford schools instead, according to the choice zone page.

Scores are the share of state tests at grade level or above in 2025-26 and the state’s growth rating, from the accountability data.

Home values

Zillow publishes no figure for the area. The Zillow Home Value Index is a modeled typical value for the middle third of homes, not a sale price.

ZIP code 27235 is mostly outside the city, around Colfax, so its figure is not the area’s alone. Trends are on our home prices page.

Parks and trails

The city lists no community park inside the area. The Deep River Recreation Center and Park, 1529 Skeet Club Road, 336-883-3407, is at its southeast edge, with a gym, ball fields, basketball and tennis courts and a playground, according to the city. Getting around

• Freeways: I-40 Exit 210 at NC 68 is about 3.8 miles by road; I-74 Exit 65 at North Main Street about 4.8 miles. I-40 Exit 208 is at Sandy Ridge Road itself, north of the area.
• Piedmont Triad International Airport: about 11 miles by road.
• Downtown High Point: about 8.4 miles by road to City Hall.
• Buses: none of High Point Transit’s fixed-route schedules lists a stop in the area, according to the city’s routes page.

Distances were measured with the OSRM routing engine on OpenStreetMap roads from a point in the middle of the area, north of the Southwest Guilford campus. They are distances, not drive times.

Groceries and everyday stores

OpenStreetMap lists no supermarket inside the area. The nearest are in the Palladium area, including a Harris Teeter on Skeet Club Road, and on North Main Street, including an ALDI north of Hartley Drive.
